In this project, a simple factory building was transformed into a large office building and a planned annex was restored. On the roofs of the two buildings, we created sky gardens of different heights, which, together with the green space on the ground, form a Multi-leveled Garden in vertical space.
For the main building, we removed the original simple roof and walls, redesigned and reinforced the structural system, and added a core at the intersection of the two parts of different heights to serve the whole building. We reserved one entrance on the east side and one on the north side to expand the building's uses. A café, a bookshop and a thematic exhibition hall are located on the ground floor, and a public space such as a lecture theatre and a multi-purpose hall are reserved on the first floor to enrich the commercial function of the whole building. The rest of the building is entirely office space. The two types of space are designed in very different ways. From a façade perspective, the glass curtain wall is used for the public space and the concrete wall for the office space, creating a sharp visual contrast and emphasising the permeability of the public space and the privacy of the office space. To bring in more daylight, we increased the size of the window openings as much as possible on the south elevation and opened skylights in the public walkway section to create a corridor of light and shade. On the first floor roof, we designed a roof garden for people to rest, communicate and relax, extending the green space of the site.
The annex building on the east side of the site is mainly used to enrich the distribution of the site's businesses, with an underground car park, an unmanned supermarket and a sunshine restaurant. Due to the limited area of the site, in order to maximise the green space, we built the car park underground and introduced an intelligent parking system, where people only have to wait at the car park entrances and exits, and all the work of entering and retrieving the cars is done by robots. In this way, the number of parking spaces reaches 4 times the number of normal parking spaces, which is just enough to meet the parking needs of the project. In terms of architectural form, we used the same design technique as the main building and designed a terrace on the roof of the ground floor in the form of a cascade with the same area as the interior, echoing the roof garden of the main building and the green space on the ground floor, forming a Multi-leveled Garden. The two buildings reflect and complement each other.
We have redesigned the whole site to focus on pedestrian movement, placing the main entrance in the middle of the two buildings, while vehicles enter from the west side and drive from the rear of the building to the car park entrance, completely separating pedestrian and vehicular traffic.

地块东侧的配楼,主要用来丰富地块的业态分布,设置地下停车场、无人超市和阳光餐厅。由于地块面积有限,为了最大化的设置绿地,我们将停车场设在了地下,并引入了智能停车系统,人们只需在停车场的出入口等待,存取车工作全部由机器人完成。这样一来,停车数量达到了普通停车场的4倍,恰好满足项目的停车需求。建筑形态方面,我们用了和主楼相同的设计手法,以叠级的形式在一层屋顶设计了与室内面积相同的露台,它与主楼的屋顶花园、地面的绿地形成呼应,构成立体花园。两栋建筑相映成趣,相得益彰。
我们重新设计了整个地块的动线,以人行动线为主,将主入口设在了两栋楼的中间位置,而车辆由西侧进入,从建筑后面驶到停车场入口,完全做到人车分流。
